What are these villas on the Costa Blanca?

These are homes with a defined design, including surface area, distribution and price.
This option is ideal for building more quickly and reducing economic uncertainty by having the price fixed from the beginning, without changes.

It is not possible to make changes to the layout of the floor plan; however, exceptions are possible in cases where the client has a duly justified physical need.

The estimated construction period is approximately 12 months from receipt of the building permit.

Yes, it is possible to choose and customise the materials within the options we offer and that are included in the included budget. If the client wishes materials outside this selection, we can assess it and provide an extra budget adjusted according to the new choices.

Investment

What does the stipulated price include?

It includes the construction, the basic project, technical adjustments and the best quality materials.


Payments are made in phases, following the stages of construction of the villa. We have an explanatory document detailing each phase. We do not arrange financing through banks.

A luxury villa on the Costa Blanca costs between 200.000€ and 800.000€ at Asencio Homes.

The swimming pool is already included in the price of the villa. It has a size of 8 x 4 m.

Legal processes and security

Can a foreigner buy a luxury villa in Costa Blanca without residency or nationality?

o Spaniards and foreigners pay the same tax when purchasing a plot of land or a property in Spain. This is a percentage of the purchase price, which varies according to the autonomous community. For example, in the Valencian Community it is 10%, while in the Region of Murcia it is 7.75%.
There are special cases: if the seller is a trader or professional, a 21% may apply in certain cases. Reduced rates are also provided for in specific circumstances.

In our case, the client pays the corresponding tax when acquiring the land as indicated. Once the property is completed, the tax is paid when the deed is executed: it will be 1.5% of the construction price if the property is intended as a second home, or 0.1% if it is a primary residence.
